(updated August 27, 2025) Mattamy, the “largest privately owned homebuilder in North America,” will take over the construction plans that Onyx+East designed for the two parcels of property that Pasadena Community Church is selling.
Mattamy, which builds homes all over Florida and beyond, says it will keep the same density plans that O+E presented to city planners (20 single-family homes with detached garages in the “soccer field” property and 40 townhomes with detached garages on the property that is the current home to the preschool and thrift shop.)
Pasadena Community Church’s Board of Trustees approved the reassignment of the church’s contract with Onyx+East to Mattamy. The sale is scheduled to close in early October.
Mattamy anticipates beginning site preparation in October, followed by home construction in May or June 2026.
The land sale closing on the parcel that is home to the current preschool would likely be in the third quarter of 2026, just as O+E promised. Mattamy officials said the company would remain flexible around the preschool’s school calendar and the progress of the LEC renovation into the new preschool.
The single-family homes that Mattamy proposes are two-story 1,750-2,300 square foot homes and the townhomes are four units attached, similar in footprint to what Onyx-East planned to build.
Mattamy already builds around 200 homes a year in the Tampa Bay area and has developed many other projects in Orlando, Jacksonville and Port St. Lucie.
Mattamy anticipates that the homes it will build will be priced at $750k -$850k for single-family homes and anticipates a $625k-$675k price tag for the townhomes. It is similar to the price range that Onyx+East planned to construct.
Jacob Eagan, who formerly worked with Onyx+East, now works for Mattamy and will oversee the project on the PCC parcels. Eagan has been a part of the planning for the church property since the beginning of talks nearly two years ago.
